I have Fios Quantum with a Actiontec MI424-WR router Rev. I, believe it is the most recent action tech, the router is black and red.
I can't get an Open NAT, it is set to strict. This is preventing me from joining Xbox Live parties and playing online with friends.
Can anyone assist me with how to get an open NAT?
Thanks.

You need to either DMZ the Xbox's IP or port foward manually. Not sure how to do this on the Rev I, but I can list the ports that need opened.
- Port 88 (UDP)
- Port 3074 (UDP and TCP)
- Port 53 (UDP and TCP)
- Port 80 (TCP)
- Port 500 (UDP)
- Port 3544 (UDP)
- Port 4500 (UDP)
- Port 16000 (UDP and TCP)
- Port 1863 (UDP and TCP)
- Port 3075 (UDP)
- Port 3076 (UDP)

I appreciate the response and have tried these things in the past but they don't help.
Any other options to try?

It is an issue with the router and not the xbox, I can tell you that. Do you have to Xbox's connected by any chance? That would make NAT not be open9 out of 10 times. The only other options I can think of are.
-Enable UPnP (Disable DMZ & port forwarding)
-Setting router firewall to Low
Here's a good guide on the Xbox forums: http://forums.xbox.com/xbox_forums/xbox_support/xbox_360_support/f/9/p/1625236/4199656.aspx#ARMfirew...
