So I port-forwarded a device in my home network to be able to access its web server from, say, my office. Followed the instruction given in the user manual as well as online. However, I am unable to view the device's web server from office when entering the router's IP on the browser. Browser comes back with message that it can not open page. If i enter the same ip address in my home computer, the device's webserver is accessible. Did I miss anything?

p.s. called online chat support for FIOS but they were not able to field my question, they referred me to the premium tech support (which is not free....)

This is what i see on the port forwarding table:

I assume .222 is your web server.
why do you have the other ports enabled? I'm not sure why you have: TCP Any -> 8888 All Broadband Devices Active
If I enable 192.168.1.12
http TCP Any > 80
all broadband devices
I can see http traffic into my desktop (from my company VPN's IP address). I verify this with wireshark.
Try to delete all of the line items associated with .222 and start over.
Define only http (80) to start.

I deleted the web access rule and replaced it with a simple http rule shown below:

If it still doesn't work check if you have a firewall enabled on your pc.
How are you checking this from outside your Verizon home?

I am checking it using the iphone browser with wifi disabled, of course. and i have my colleague at the office on the phone trying to log in. I have disabled all firewalls on my pc.

Can you try to install wireshark and see if the packets are making to your server? The change you made seems to make sense and no reason why it shouldn't work.
Maybe try rebooting the router in case something is stuck.

I have read on here in the past that external access to port 80 is blocked in some areas so that might be your issue.
Try changing your web server to a different listening port and change the port forwarding rule accordingly and then try accessing by adding :xx to the end of your router ip address where xx is the port your server is listening on.
